EPDM Warranty & Detail Requirement Updates
EPDM is a time-tested membrane known for its exceptional long-term performance in the field and in rigorous testing environments. Carlisle SynTec has recently updated its warranty requirements to reflect the durability and reliability of EPDM systems—changes that offer contractors a competitive edge when bidding on projects.
This article outlines key updates to Carlisle’s minimum warranty requirements for EPDM projects and what they mean for your next bid.
Ballasted EPDM Projects
Over the years, we’ve seen countless ballasted EPDM systems exceed expectations—many lasting 35 to 40 years, well beyond their published lifespan. In recognition of this proven long-term performance, Carlisle now allows 60-mil Non-Reinforced EPDM to be used on ballasted projects with 30-year warranties.
Please note the following requirements:
All standard 30-Year Warranty Details must still be followed.
RUSS Strip installations must be photographed and documented prior to installation, clearly showing the use of an appropriate primer.

Adhered EPDM Projects
Carlisle has updated the minimum warranty requirements for adhered EPDM systems. Previously, a 90-mil EPDM membrane was required for any project receiving a warranty greater than 20 years. Now, 60-mil Non-Reinforced EPDM is permitted on adhered projects with warranties up to 25 years.
In addition, several detail requirements for 25-year warranties have been revised:
Drip Edge Fascia Metal Edging
Updated: One 6" PS Cover Strip is now allowed to strip-in
Previously: Required an additional 9" Elastoform strip over the 6" PS Cover Strip
Field Seams
Updated: 3" Field-Applied or Factory-Applied Seam Tape is now acceptable
Previously: Required 6" Tape or 3" Tape with an additional 6" PS Overlayment Strip
T-Joint Covers
Updated: One 6" x 6" T-Joint Cover is required at splice intersections
Previously: Required an additional 12" x 12" Elastoform surface splice over the first layer
Scupper Flashings
Updated: One 6" PS Elastoform is now allowed over scupper flanges
Previously: Required an additional 9" Elastoform Strip over the initial 6" PS Elastoform
These updates reflect Carlisle’s continued confidence in the performance of EPDM systems and offer increased flexibility for project design and bidding.
There are a few Detail requirements that have not changed:
3 Field Wraps of PS Elastoform Flashing are still required at all field fabricated pipe penetrations on projects with warranties greater than 20 years
Additional 9" Wrap of PS Elastoform Flashing is still required at all pourable sealer pockets on projects with warranties greater than 20 years
Rain Hood is also still required over pourable sealer pockets
6" O.C. Plate and Fastener Perimeter Securement still required on projects with warranties greater than 20 years
2 Layers (6" x 6" & 12" x 12") required at all inside corner and outside corner applications on projects with warranties greater than 20 years
Counter Flashing must be installed over termination bar on projects with warranties greater than 20 years
Lap Sealant required around all edges of Elastoform Flashing
90 Mil EPDM is required on Adhered Projects with 30-year Warranties
All existing flashings must be removed and replaced on projects with warranties greater than 20 years
Material Warranty
Carlisle has also made some additional changes to their EPDM Material Warranties as well. Based on all our Q-Trac and Xenon Arc accelerated weathering tests along with 35 years of experience, Carlisle has added a 40-year material warranty as an option for White 90-mil. Black and White 90 Mil EPDM Membrane are both eligible for a 40-year material warranty!
EPDM is the cornerstone of sustainability and resilience in the Single Ply Roofing Industry. It is an excellent membrane that has withstood the test of time and has proven its performance qualities on multiple projects.
